Richard L. Robertson is a commercial mortgage broker with U.S. Realty Capital, LLC (“USRC”). He is a co-founder and Principal of U.S. Realty Capital – Philadelphia and Philadelphia Private Capital, LLC (“PPC”). He now works in the South Florida office of USRC originating debt and equity for clients as well as serving clients in the Philadelphia region.
He has a strong understanding of the capital markets, commercial real estate finance, loan structuring and valuation. He is co-founder of the Intrepid Real Estate Opportunity Fund I – a multi-million dollar real estate investment fund based in Philadelphia. A successor to this prosperous fund – the Intrepid Real Estate Opportunity Fund II – raised $20 million for investment in real estate based assets. These funds are now managed through PPC providing capital and direct investment opportunities for the firm. He is a principal in American Pathway Regional Center, LLC which was approved as an EB-5 Regional Center in 2012 and is active in providing foreign equity to commercial real estate projects.
USRC has completed financing for clients that has included equity, preferred equity and EB-5 equity; fixed and floating rate loans; debt financing to include construction, bridge, bridge to perm, mezzanine and senior stretch loans. USRC has long standing relationships with capital sources that include Wall Street conduits (CMBS), banks, hedge funds, life insurance companies, Fannie and Freddie, pension funds, private lenders and off shore capital sources. USRC has arranged financing for asset classes to include multi family, retail, industrial, office, hotel, single tenant and owner-occupied properties, manufactured housing communities, self-storage, parking garages and recreational properties throughout the United States.
Mr. Robertson has a background of developing and operating one-off real estate projects in the Philadelphia area, New Jersey and Florida. Richard has a BS in Accounting and an MBA in Finance from Purdue University
