Riley Halloran is a Director for Philadelphia Private Capital, LLC (“PPC”). As the premier merchant banking firm in the Delaware Valley PPC operates as the Philadelphia office of U.S. Realty Capital, LLC (“USRC”), a national mortgage banking firm which sources debt and equity through our longtime relationships with life insurance companies, conduits, mezzanine lenders, equity providers, government agencies and banks. PPC also manages its proprietary private equity fund platform known as the Intrepid Real Estate Opportunity Funds. Her responsibilities include underwriting commercial real estate deals and sourcing debt and equity for commercial real estate projects through a variety of lenders and equity sources for all property types.
Riley also acts Corporate Counsel for American Pathway Regional Center, LLC (“APRC”) a joint venture between Philadelphia Private Capital, LLC and John R. Noonan. APRC was approved as an EB-5 Regional Center for Philadelphia and its surrounding counties in April 2014. For APRC, her responsibilities include underwriting new EB-5 deals, structuring the EB-5 capital to best fit into the total project capital stack while complying with both immigration and securities laws, third party coordination with outside counsel, ongoing compliance with USCIS EB-5 regulations and reporting to investors throughout the term of the investment.
Riley earned her A.B. in History, cum laude, from Lafayette College in Easton, Pennsylvania. She also holds a J.D. from Drexel University Thomas R. Kline School of Law. Riley graduated with Honors in the law school’s business and entrepreneurship law concentration and was also awarded “Outstanding Pro Bono Honors” for her volunteer work with the Campaign for Working Families Tax Clinic in Philadelphia. Prior to joining USRC, she gained experience with several in-house departments including McDonald’s Corporation, Brinker Capital and Aqua America. Riley has also interned at boutique commercial real estate firm, Silverang & Donohoe in St. David’s, PA, the Philadelphia District Attorney’s Office and the City of Philadelphia’s Law Department.
Riley is a licensed attorney in Pennsylvania and New Jersey. Riley also earned her CCIM Designation which demonstrates completion of advanced coursework in financial and market analysis in the commercial real estate industry.
